The Final Developments

It’s been long said that the scarcer the land, the more valuable it is. Well…that couldn’t be more true as open grounds come to a close in one of the most popular corridors in Johnson County. Between the streets of Nall Avenue to State Line Road & 95th leading South to Highway 435, reside established neighborhoods such as: Nall Hills, Leawood Estates, Empire Estates, Applewood, Mission Farms, and others. These are home to hundreds of residents, many of whom have lived in the neighborhood long enough to see its growth & renaissance over the years and decades. Everything from improved infrastructure to the renovation of the highly frequented shopping districts Ranch Mart & Nall Hills Center are buzzing with new life. It’s an exciting time for the community to see the growth and certainly makes it that much more desirable a location to live. With only a handful of open grounds remaining in this district, here are the top three developments to keep an eye on the remainder of 2020 and into 2021.

Mission Oaks Estates

Located at the corner of 103rd and Mission Road, this is a 5 Lot community that started taking shape in 2017/2018. The builders Jay Holthaus & Mike VanKeirsbilck constructed two speculative properties (one which sold late 2019). The three remaining sites start in the mid $200k’s and go into the upper $300k’s depending on site. Generous in size, this is a nice cul-de-sac inspired location to build custom. The Manors at Mission Farms

An extension of the highly successful first phase Villas at Mission Farms, this second development continues to bring all the elements of luxury and maintenance provided living on a winding strip of 7 home sites. Constructed by Ambassador Homes, one can build the custom opulent Villa of their dreams and have easy access to dining, shopping, walking trails, and much more. It’s proven to be a winner with most homesites accounted for, but there are still a few remaining. Estimated values are $1M+.

 
 

Leawood Pines

I may be a bit biased in this one, but Leawood Pines is my favorite of them all. Located on an Iconic setting and one of the best streets in all of Kansas City, reside three luxury home sites all 1/2+ Acre each. A true boutique community of three estate lots, these are the last grounds available on the entire strip of Lee Blvd. What’s better, this is one of the few communities in which a buyer has the ability to bring in their own builder of choice. Site 1 has been accounted for with a stunning Modern Prairie Residence, but Sites 2 & 3 surely won’t disappoint. What I love most about this location is the chance to get as creative as you want. If Mediterranean is your style...do it! If full on Contemporary suites you better...do it! Heck, maybe you love those Modern Farmhouse feels. Whatever your vibe, this is a prime location to create something from your wildest dreams! Buy one site or both and have ample land with established homes to support. Estimated values are $1M+.

 
 

With no two homes the same in this corridor of the city, there really is something for everyone. And with great parks, schools, shopping, and restaurants nearby, there’s no wonder it’s one of the most desirable areas in KC.
