The Significance of Lee Blvd

If you’ve ever driven down Lee Blvd in Leawood, KS, chances are you’ve taken in the storied trees, winding roads, and beautiful homes. It’s a street that is unlike many in KC with only three stop lights that stretch on for what feels like miles of magical scenery. A road that can get you North & South in mere minutes where the lots are grand and where each home has it’s own unique charm. Lee Blvd is truly my favorite street in all of Kansas City.

Nestled between 103rd St and 95th St resides in my humble opinion, the most significant Architecturally designed property over the past decade for the city of Leawood at 9622 Lee Blvd. Constructed & Completed in 2019, this residence pays homage to Mid-Century Modern design with subtle elements such as: Low Roof Lines, Floor to Ceiling Windows, Minimalist Materials, Concrete & Wood Tones, and so much more brought into the new era.

To the normal eye, the home may appear as a simple constructed property (brick, concrete, glass), but the details of what you can and can’t see make it so much more. From the Artisan “Golden Buff” & “Endicott Manganese” brick-work in the running bond pattern, the hydronic heated “In-Slab” concrete flooring that spans nearly the entire main level, the recycled plastic siding that was crafted to look like wood siding, and many other elements from the LED lighting to the custom cabinetry and Cambria quartz.

But what fully sets this home apart, are the Passive design and Performance principals this home was constructed off of making it an energy efficient power house. From the triple pane passive certified windows & sliders, to the heavily insulated exterior doors. Thicker walls for added insulation, to the Energy Recovery Ventilation System that constantly cycles out stale air and pumps in fresh exterior air that is then conditioned by the individual fan coils to the temperature of choice.

Recently, we completed a Record setting sale with this property in December 2021, which marked the highest recorded sales price on the open market South of 95th St. in Leawood Estates. What has been shown here, is that new construction high-end value can not only exist South of the 95th border for Leawood Estates, but that the boundaries of Architecture can and should be pushed to new heights, ways of living, and sustainability.
